Private lenders generally comes in two forms. First mortgage lenders will lend up to 100% of the purchase price or up to 75% of the after repaired value (ARV). Each properties are bought at a low price. The Second mortgage lenders will lend up to 100% of the down payment after a loan is arranged with the Bank for the first 70% to 80% of the purchase price. Investors prefers to discuss directly with a private lender on a personal basis.

The money the private mortgage lender is lending is secured by a 1st mortgage and they get up to 15.00% fixed return. Interest only payments can be made monthly, quarterly, semi-annualy or annualy. All the terms and conditions are decided by the lender. Some loans have a balloon payment du in 1 to 5 years. We can also borrow by offering a 2nd mortgage or equity partnership opportunities on larger deals. Interest rates are usually higher. As an example on a typical deal, an Investor might purchase a property that was sold only few years ago at $249 000 for only $75 000 . If the actual market value of this same property was $100 000 today, the private lender will loan at most $75 000 on the property. This represents a maximum Loan-to-Value ratio of 75%. Each deal is done on an individual basis
 
1- Tell the investor(s) you are interested
If you’re interested and qualified by the Investor(s), you can tell what criteria you are looking for in a deal such as loan terms, rate, property location, etc.
You can ask to review potential deals as they come up.
 
2- Look over the deals
When the real estate investor have a deal that fits the lender's criteria, he will bring it to him and show all the relevant data. It is important that the Investor(s) show conservative comps and other information to indicate its value.
 
3- Make a decision
If the accredited Investor (Lender) choose not to loan money on a certain property, that’s fine. There will be other properties. If the lender do like the deal, he will sign the paper work and the loan will be backed by the property as collateral. The private mortgage lender then begin earning an immediate return on his investment.
