PRIVATE LENDING

Private Lending is an old business. Long before all major banks, credit cards and finance companies, individuals borrowed money from others in exchange of interest payment. A private lender is someone who lends money to a real estate investor who will buy a property at a wholesale price and below current market value. The money can be used to purchase single family homes, rental real estate investments or to supplement funds borrowed from a bank to cover down payments. The private lender receives all the property details before making a decision. There is never any obligation to participate in a deal. We receive many new real estate investment opportunities each month. First mortgage lenders usually will lend up to 100% of the purchase price or up to 75% of the after repaired value (ARV). Second mortgage lenders will lend up to 100% of the down payment after a loan is arranged with the Bank for the first 70% to 80% of the purchase price.We appreciate discussing directly with a private lender on a personal basis to borrow money for real estate investments. Example of a deal: If we purchase a single family home in a nice neighborhood that is worth $100,000 after repairs, the loan would not exceed $75,000 and the Private Lender is protected with a good equity position. We pay all the closing costs of the transaction and the lenders have absolutely no fees to pay.

We have funds that can be available quickly from our Private Lenders and we are always easy to do business with. The good profits we are making on each deal, allows us to give high and safe returns to our Lenders.

Advantages of Private Lending

The Private Lender is in total control of his money and he acts like a bank so he can choose how he will put his money to work for him. There is less worrying than the stock market because the investor (lender) gets fixed returns. Your money is never pooled and the investment is always protected by a mortgage against only one property. To make sure all transactions and investments are secured legally and properly, all funds will be send and handled by Attorneys and/or Title companies. 25% minimum equity safety net in each project based on current appraised value.

Private Mortgage Loan

A Private Mortgage Loan is simply a loan that his made to a real estate investor that is secured by a property that have low LTV ratios. The mortgage provides the Lender with the first level of security on the loan.

Legal documents for Private Lenders

On each investment we do, the private lender receives a Promissory Note, a Mortgage Note recorded against the property, hazard insurance + title insurance and a copy of the property analysis and appraisal. If we decide to rent the property, we can also provide a copy of the lease. Most of our leases are managed by the best management companies in each markets. The Private Lender can also choose to work with is own lawyers and title companies in conjunction with our own team of professionals.

Real restate investing Terms

Loan-to-value (LTV): A lending risk ratio calculated by dividing the total amount of the loan by the appraised value of the property. Promissory Note (Note): Document that is signed by a borrower promising to repay a loan under agreed terms. Title Insurance: Insurance to protect a lender against a property ownership dispute. Hazard Insurance: Insurance to protect lender against property damage caused by fire,wind,storms or other similar risks. Mortgage: Loan to finance the purchase of real estate. A borrower gives a lender a lien on the property as collateral for the loan. Lien: Legal claim against an asset that is used to secure a loan.
