HOW A PRIVATE LENDING TRANSACTION WORKS:
- We locate and approves an investment property based on our strict investment criterias. We submit our investment opportunities to our private lenders.
- A private lender analyse the investment opportunity and accept to fund a specific deal. The lender sends the loan funds to the escrow company and the note is created.
- Our company closes on the property and begins with the small repairs and remodel. At closing, the lender receives a Mortgage, a Promissory note, a Hazard insurance and a Title insurance.
- Once the property is completed, based on our exit strategy we either rent out the property or we sell it for a good profit to an end buyer or an other investor.
- When the property is sold or refinanced the private lender receives 100% of their loan. The interest is paid as agreed.
The advantages of private lending are that there is a minimal approval process and that there is no cost for the lender. All investments are secured by real estate and do not exceed 75% loan-to-value (LTV) of the after repaired value of the home. Each investment is based on a specific property, and private lenders can decline any property with which they are not comfortable. Real estate investors like us require that private money lenders approve quickly (within 48 hours),and can fund within 7-10 days or less.
